How it works
Idle cash is still costing you interest.
With a traditional mortgage, your paycheck waits in a checking account while the full loan balance keeps building interest. The All In One Loan® puts that idle money to work.
- Your pay lands in the loanDirect deposit goes into the All In One Loan® built-in checking account, which is part of the loan itself.
- The balance drops that dayAn automatic “sweep” applies the deposit to your principal, so every day it sits there, you owe less.
- You spend as usualPay bills, swipe your Visa debit card, write checks. The money is always available.
- Interest is figured nightlyEach day’s interest is based on that day’s balance. The monthly total is drafted on the 21st of the next month.
One month on a $400,000 All In One Loan®
In this example the sweep lowers the average balance to $395,486, so interest for the month is $2,275.40 instead of $2,301.37, a savings of $25.97.
That’s about $312 a year from the sweep alone. The bigger win is what it makes automatic: every spare dollar keeps pulling the balance down, month after month, while staying available to spend.
See what that does over the life of the loanHypothetical example: $400,000 balance, 7% rate for both lines, $12,000 monthly take-home pay in two deposits, $8,500 of monthly spending. Not a quote or offer; actual rates and results vary. Rate could rise during the life of the loan. The All In One Loan® does not use a traditional amortization schedule. Principal is paid through deposits into the All In One Loan® sweep-checking account. Interest is computed based on the nightly unpaid principal balance. Each day’s interest is totaled once each month ends.
Side by side
Traditional mortgage vs. the All In One Loan®
The interest rate is only one of three things that decide what a loan costs. The other two are how much you owe and how long you owe it.
| Feature | Traditional mortgage | All In One Loan® |
|---|---|---|
| What it is | A closed-end loan paid on a fixed schedule | A 30-year first-lien line of credit with built-in checking |
| Where your paycheck goes | A separate bank account, earning little or nothing | Straight into the loan, lowering the balance |
| How interest is figured | On a set amortization schedule | Daily, on what you actually owe, totaled monthly |
| Getting at your equity | Requires a new loan or a separate HELOC | Available 24/7, up to your credit limit |
| Rate | Usually fixed | Adjusts monthly, with a 3.75% floor and a lifetime cap |
| What sets your payoff date | The amortization schedule | Your cash flow. Surplus income pays it down faster |

Hypothetical illustration using the numbers above. It assumes rates, income and spending stay the same, pay arrives in two equal deposits each month, and All In One Loan® interest is charged on the average daily balance. The All In One Loan® has an adjustable rate, so actual payments and results will vary. The fixed-loan comparison uses scheduled payments on a 30-year term. The fixed rate starts near Freddie Mac’s national average for the week of Oct 1, 2026. Example rates are not current offers. Not a loan offer or commitment to lend. Honest fit check
Great for some people. Wrong for others.
Joe will tell you plainly which one you are. Here’s the short version.
Usually a strong fit
- You regularly bring in more than you spend (you’re cash-flow positive)
- You keep a healthy balance in checking or savings
- You want to pay your home off years early without raising your payment
- You want access to your equity for future investments
- You’re an investor looking to improve cash flow on a rental
Probably not the right tool
- Your spending usually matches or exceeds your income
- You rely on credit cards to cover monthly expenses
- You want a payment that never changes, no matter what rates do
- An open line of credit would be a temptation rather than a tool

All In One Loan® FAQ
Everything people ask about the All In One Loan®.
Answers are based on CMG’s published program materials. For the official overview, visit CMG’s All In One Loan® page.
What is CMG’s All In One Loan®?
The All In One Loan® is a 30-year, first-lien home equity line of credit (HELOC) with a 30-year draw period and a built-in checking account. It takes the place of a traditional mortgage, and it can be used to buy a home or to refinance one.
Your paychecks and other deposits go straight into the account, where they automatically reduce the loan balance. The money stays available for bills and spending through a debit card, checks, bill pay and mobile banking. CMG has offered it since 2005.
How does the All In One Loan® save interest without a lower rate?
Interest is calculated every night on your actual balance, then totaled at the end of the month. Every dollar you deposit lowers that balance until you spend it, so money that would normally sit in a checking account is working against your loan the whole time it’s there.
The rate is only one part of what a loan costs. The other two are how much you owe and how long you owe it. If you regularly bring in more than you spend, the surplus keeps pulling the balance down, and you can pay the home off years sooner than with a standard 30-year schedule.
Is the All In One Loan® right for everyone?
No. It’s built for people who are cash-flow positive, meaning they regularly bring in more than they spend, and who are disciplined with a line of credit. If you routinely spend more than you earn or use credit to cover monthly expenses, a traditional fixed-rate mortgage is usually the better fit.
Joe can run your real numbers through CMG’s All In One Loan® comparison simulator so you can see how it stacks up against a traditional mortgage before you decide.
What comes with the All In One Loan® checking account?
Everything you’d expect from a regular bank account: a Visa debit card, checks, bill pay, direct deposit, external transfers and mobile banking, supported by the servicing bank’s customer service team. Co-borrowers get access, and you can add authorized users once the account is set up.
How are payments made on the All In One Loan®?
Each day’s interest is added up over the monthly billing cycle. The total is drafted from the line automatically on the 21st of the next month, or the next business day if the 21st falls on a weekend or holiday. There’s no separate principal-and-interest payment to schedule, because your deposits are what pay down the principal.
Is the All In One Loan® rate fixed?
No. The rate adjusts monthly. It’s a published index, the One-Year Constant Maturity Treasury, plus a margin that’s set at closing and never changes. Margins range from 2.50% to 4.00% depending on your credit and equity.
Every loan has a 3.75% floor and a lifetime cap of 6% above the starting rate. There is no balloon payment and no prepayment penalty.
What happens to the credit line over time?
Your approved credit limit stays the same for the first 10 years. After that it goes down by 1/240th each month, which gradually pays off the loan while keeping money available far longer than a typical HELOC.
If you pay the balance down to zero, the line stays open for the rest of the term unless you ask to close it.
Can I use the All In One Loan® to buy a home, a second home or an investment property?
Yes. Per CMG’s program materials:
- Purchases and refinances are both eligible.
- It can finance single-family homes, condos and 2–4 unit properties as a primary residence, second home or investment property.
- Refinances can be rate-and-term or cash-out.
- Minimum down payment depends on occupancy: 10% for a primary residence, 20% for a second home and 30% for an investment property.
- Loan amounts go up to $3 million on primary residences and second homes, and $1 million on investment properties. Availability can be limited by location.
Many owners use the line’s available equity to buy additional properties.
Can I have more than one All In One Loan®?
Sometimes. Often, one All In One Loan® is enough, and the savings it frees up can go toward paying off a conventional mortgage on another property faster. In other cases, depending on your cash flow, a second All In One Loan® can make sense. Each loan is secured only by the one property it finances.
Why don’t more banks offer something like this?
Most banks earn money from the deposits customers leave sitting in checking. A product that uses those deposits to pay down a mortgage works against that. It also takes more explaining than a standard loan, and many lenders don’t invest in that. Regular HELOCs aren’t designed to speed up a mortgage payoff, which is what makes the All In One Loan® different.
Is applying for the All In One Loan® different from a normal mortgage?
The application and underwriting follow standard mortgage practice, so it will feel familiar. Before closing there’s a quality check to confirm your expectations and answer common questions. A “what to expect” packet arrives by email 48 to 72 hours after closing, and your account is activated 2 to 4 weeks after closing, with your Visa debit cards, routing and account numbers, and online and mobile banking access.
